Below is information relating to each service that will be included in the Gas-Certificate-EPC-PAT-Test package?
Gas Safety Certificate
Gas Safety Certificates are required under the Gas safety installation and use regulations 1998. All landlords that are renting there properties to tenants have a legal responsibility to make sure that all pipework, Gas appliances and Flues in the property are safe and have been tested by a Gas Safe™ engineer every 12 Months. It is now also recommended that prospective homebuyers have a Gas safety certificate carried out to ensure the safety of the property that they are moving into. Common Appliances in residential properties include Boilers, Cookers & Fires. It usually takes our engineers between 30 and 50 minutes to test and certify appliances in a residential home. Once the appliances have been certified you will receive two copies of the Gas safety Certificate, one copy to keep for yourself and another copy for the tenant/agent. We also have a document storage area on our website where we store a copy of your Gas Safety Certificate electronically for two years.
Energy Performance Certificate (EPC)
Energy Performance certificates (Commonly known as EPC’s) are required when renting or selling a property as of the 1st of October 2008. The EPC lasts a Landlord or Homeowner 10 years from the date of production irrespective of how many tenancies you have in this time. The EPC is produced by a domestic energy assessor and takes no longer than 1 hour to complete and contains information relating to the homes energy. Once the Engineer has produced the report the Landlord/Homeowner receives an 8 page electronic document (PDF) via email. This needs to be passed on to the Agent/solicitor.
Portable Appliance Test (PAT)
Portable appliance testing, or PAT testing, as it is more commonly known, is the procedure whereby Residential electrical equipment e.g. Toaster’s, Kettle’s, Fridge freezer’s and Televisions are tested using an instrument (PAT test machine) and visually checked for electrical safety. PAT testing is usually carried out on rented accommodation annually to make sure that electrical appliances that are being left for a tenant are safe to use and also protect landlords against the Consumer protection act (1987) and the electrical equipment act (1994). When the engineer is in the property conducting the test he or she will put stickers on all of the appliances confirming they have been tested. The landlord will also receive a form confirming what has been tested and if the item is safe for use.
