When Gas Safety Certificate required?

  • Any landlord who is planning to rent our the property
  • Any Letting agents – who have the property under their control
  • Home buyers also need to get the gas safety certificate before buying the property.
Gas safety certificate is renewed each year by a gas safe registered engineer to ensure gas pipework, flues & all gas appliances are working perfectly and there are no chances of carbon monoxide leakage or poisoning for the safety of tenants.

What are the duties of landlords?

Provide the gas safety certificate to new tenants before they move into the property.
Provide the copy of of gas safety certificate to current tenants within 28 days after the inspection is done.
Maintain one cop of the certificate with you.

You commit a criminal offense if you do not comply with regulations of gas safety and court can impose fines, therefore, it is recommended to get the inspection done every year. Safety first.

What are the duties of tenants?

Always verify the engineer is registered or not by checking his gas safety card before he starts gas safety inspection. You need to inform landlord or estate agent if you find there is a gas leakage or any unusual thing is happening.
