
What is Residential PAT Testing?
Portable appliance testing, or PAT testing, as it is more commonly known, is the procedure whereby Residential electrical equipment e.g. Toaster’s, Kettle’s, Fridge freezer’s and Televisions are tested using an instrument (PAT test machine) and visually checked for electrical safety.
Who needs residential PAT testing?
Residential PAT tests are usually carried out on properties that are due to be rented or are currently being rented and there is a change of tenant. The PAT Test needs to be carried out every 12 months.
What do you receive with the PAT Test?
When each of your items have been tested and they have been deemed safe you will receive a sticker on each item to prove that the item is safe and you will also receive a Form which will list ever item in the property that has been tested and the result of each item e.g. Siemens W460 Washing Machine “Pass”.
What Does The Pat Test Include?
The pat test includes upto 10 electrical appliances that are portable. Any additional items will be charged at a cost of £1.50 per item. It should also be noted that plug sockets for the items should be visible & freely accessible. London Property Inspections are unable to move items such as fridge freezers etc due to insurance and liability restrictions.
What Law does this cover me for?
By carrying out the PAT Test on all items that are being left for the tenant you are ensuring that you are covered against the Electrical Equipment Regulations (1994) and the consumer protection act (1997), both of which carry fines of up to £5,000 and 6 months imprisonment.

With effect from 31st December 1995 it is advised that all Landlords upon letting their property firstly obtain an Electrical Safety Certificate and that all electrical appliances have been checked for any defects (e.g. frayed wiring, badly fitted plugs etc.) and any unsafe items removed. Please note that the maximum penalty for non-compliance is a £5,000 fine, six months imprisonment or both
The Consumer Protection Act 1987 is the primary legislation covering the above secondary regulations. The Consumer Protection Act allows for a maximum penalty of a £5,000 fine and/or 6 months imprisonment. Please note that it is also a criminal offence to offer a property to let without the property having documented evidence of the above safety regulations.
