It is a Legal requirement for landlord to have all the gas appliances in a rented property safety-tested every 12 months by a Gas Safe™ registered engineer. At London Property Inspections we can provide you with your certificate annually to make sure that you fulfil your legal obligations. You will receive two copies of the certificate, one for your estate agent or tenant and a copy for yourself. The certificate takes approximately 40 minutes to complete and is carried out by one of our fully registered Gas Safe™ Engineers.

If you are renting or selling your property as of the 1st of October 2008 you will require an energy performance certificate also known as an EPC. This is required before marketing of your property can commence. The EPC lasts 10 years and is carried out by one of our accredited energy assessors. This certificate is fully compliant and can be used with any estate agent.

The pat test includes upto 10 electrical appliances that are portable. Any additional items will be charged at a cost of £1.50 per item. It should also be noted that plug sockets for the items should be visible & freely accessible. London Property Inspections are unable to move items such as fridge freezers etc due to insurance and liability restrictions.
