Know the owner’s gas safety certificate cost. In the trade this is also called CP12. But that is an outdated description, because that was the label when the governing body for working with gas was CORGI, not Gas Safe. The original gas safety certificate from the owner was called CORGI Proforma 12 (therefore CP12). Expect to pay around £ 60 for a gas safety certificate from the owner. This price includes a device (ie a gas boiler). The costs of the certificate increase for every additional gas appliance on the site (for example a gas fire or a plate).

If you own a property portfolio or manage a rental agent, you may be able to negotiate a better rate. Expect to negotiate an agreement between 10-20% of the cost of individual real estate, for more than 10 real estate per year.

Although people like Worcester Bosch, Vaillant, Baxi and Ideal have their own boiler service equipment that can complete its own gas certificate, it is not legal to use any of their equipment. The only thing you need to check is that the boiler technician you use is qualified to work on gas appliances and is registered with Gas Safe. If you have received a quotation from a company for gas work, you can check your references in the Gas Safe register by searching for your Gas Safe number or company name.

How often do you legally need a gas safety certificate?

Make sure you perform a gas safety check on all rented objects every 12 months. An earlier gas safety check is no longer valid after 12 months. And there is a big problem that many owners face. What happens if a tenant does not give access to a gas safety check?

Always plan a gas safety check well before the expiration date. The law requires that you have a certificate produced every year, but that does not automatically give you access to your property if your tenant refuses. If you suspect that the tenant has problems, you should first talk to a lawyer. According to the Gas Safe record, you cannot force the access, but you must prove that you have multiple documented attempts to gain access to the property (at least 3 times) 10-12 months before the certificate of Gas Safety.
