Do I need an EICR if I have an Installation Certificate?
Electrical Installation Certificate (EIC) is issued by an electrician registered with a competent scheme either with NICEIC, NAPIT or ECA, for a newly built or for completely rewired property after the thorough and complete inspection of the new electrical installation.
Landlord can use the Electrical Installation Certificate for tenancy up to 5 years after the EIC has been issued, as long as they have met with their legal duties under the Regulations.
It is best practice, Landlord or person responsible for maintenance should have a look around in the property upon change of tenant during 5 years after the EICR has been issued to assess visually if any socket or light fitting is broken or exposed cables in the property to make sure all the fixed electrical installations are safe to use.
Any damage must be fixed by an experienced person prior move in the new tenants or get the EICR Testing done if you feel so. An unexperienced and irrelevant person is not allowed or encouraged to carry out any kind of remedial work.
