Types of Fire Alarm Systems

There are two types of fire alarm systems and below is the detail:

Grade A Fire alarm system

There are following requirements for Grade A fire alarm system

  • Smoke detectors
  • Heat detectors
  • Manual call points
  • Central control panel
  • Sounders

Grade A fire alarm system usually be found in commercial properties but they could also be installed in domestic properties.

Grade D fire alarm system

A Grade D alarm framework is typically interlinked smoke/Heat cautions, this framework can be found in most domestic properties.

Rules & Regulations

The Smoke and Carbon Monoxide Alarms Regulations introduced in 2015 came into force on 1st October 2015.

UK Government did the amendment in Smoke and Carbon Monoxide Alarms Regulations in 2022 which will come into force by 1st October 2022 and from this date all relevant landlords must ensure:

  1. There should be minimum one smoke alarm installed on each floor of their homes and where there is room used as living residency. It has been a legal requirement for private rented properties since 2015.
  2. There should be a carbon monoxide alarm installed in any room used as living residency and contains fixed combustion appliance. Gas cookers are not included.
  3. The faulty smoke alarm or carbon monoxide alarm must be repaired or replaced, If the tenant inform about it or hire the qualified electrician who will carry out fire safety certificate inspection test in accordance with new rules & regulations. Upon completion of the test comply with the remedial instructions reported by the inspector and get repaired or replaced the faulty smoke and carbon monoxide alarms.
  4. £5000 fine can be imposed by local authorities if you do not comply with the remedial instructions reported by the inspector. These requirements are enforced by your local authorities.

What type of smoke alarm do I need?

Rules & regulations do not specify which type of alarm should be installed (Mains powered Hard Wired or battery powered)

Government recommends choose the type of smoke alarms on the basis of your building need and their tenant need and those alarms should comply with British standards BS5839-6. Mains powered alarms are preferred option rather than battery powered alarms because mains powered alarms are interlinked with radio signals or with hard wiring and also have battery backup which will keep working incase of electricity failure. If you decide to go with battery powered alarms then choose the smoke alarm with a “sealed for life” batteries rather than replaceable battery option.

What type of carbon monoxide alarm do I need?

Rules & regulations do not specify which type of alarm should be installed (Mains powered Hard Wired or battery powered)

Where do smoke alarm need to be installed?

There are no specific instructions in the rules & regulations where smoke alarm should be installed but minimum one smoke alarm need to be installed on very storey which is being used as living accommodation. Instructions given by the manufacturer regarding installation location of the alarm should be followed but normally smoke alarms are installed to the ceiling in common areas (hall or landing)

Where do carbon monoxide alarm need to be placed?

There are no specific instructions in the rules & regulations where carbon monoxide alarm should be placed.

Carbon monoxide alarm should be place in every living room which have fixed combustion appliance (excluding gas cookers).  

Instructions given by the manufacturer regarding installation location of the alarm should be followed but normally carbon monoxide alarm should be placed at a head height either on a shelf or a wall, 1-3 meters far from the fixed combustion appliance.
