Do I need a new EICR for a new tenant?

You don’t need a new EICR for new tenancy if it is still valid and unless you do not see any damage done to electrical installations, for example broken sockets, lights or burning/melting signs. It is best practice to have a look around in the property to find out any potential damages done to electrical installations by your previous tenant and get the minor issues fixed by experts before your new tenant move in or get the new EICR inspection done by certified & qualified electricians either registered with NICEIC or NAPIT for a new tenancy to make sure the installation is safe to use for new tenants because electrical installations also get deteriorate with the passage of time.

You also need to provide a new EICR Certificate to your existing or new tenant if the property’s electrical installation is modified or you have done an extension in the property.

In England (as per the Electrical Safety Standards in the Private Rented Sector Regulations 2020) EICR maximum validity is 5 years, and validity is always in the hands of an electrician carrying out an electrical inspection because it depends on the condition of electrical installations in a property and several factors. Electricians may recommend testing intervals based on the condition of the property’s electrical installations. Make sure you follow the advice of an electrician to comply with British Standards 7671.

You need to provide a copy of the new EICR to the new tenant prior to their move onto the property. You need to provide a new EICR to an existing tenant if the current one has expired, within 28 days of the inspection done. Failing to do so may result in a fine of up to £30,000.
